We have to obtain references for each tenant which include a credit check, confirming your income and a reference from your current or previous landlords. We may also require a guarantor if you are unemployed, a student, in receipt of Local Housing Allowance (Housing Benefit) or if your own references do not meet the required criteria.
We will help you with moving in by informing the Council and relevant Utility Suppliers, and arranging for competitive quotes for utility, telephone and broadband services.
Rent is normally quoted on a calendar monthly basis and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs.
A security deposit which is usually equal to one months rent plus £200 will be required.
If we are managing the property you will have access to an online maintenance reporting system and a 24/7 Emergency Maintenance Service.
We are able to have your rent payments accredited to your Experian Credit File which imporves your credit scoring every time you pay the rent on time.

Insurance for Tenants: Most claims for accidental damage are for Tenant's mobile phones, tablets and computers. Tenants are responsible for insuring their own possessions and we advise that tenants take out insurance that covers accidental damage to the landlords fixtures and fittings as well.
