Finding a property 
Please view our available properties on our website using the PROPERTIES tab above. 
If you find a property you would like to view please call Nigel or Matt in the office on 01234 344882 to arrange a viewing. 
If you haven’t found a suitable property please register your details with us using the form on this page so we add your details to our database and keep you informed 
of new properties that become available. 


As far as possible we will be flexible on viewing times which can include evenings and weekends. We do of course have to inform the current occupiers of the property that viewings will be taking place. You will be met by Nigel or Matt at the property. They can give advice and answer any questions you may have. 

Application and References 

To apply for a property we will charge an agency fee. The fee varies depending on the number of applicants and circumstances. Our fees are advertised in the FEES section of the website. We will ask you to sign our Terms and Conditions which explains clearly the fees involved and the services you will receive for that fee. Payment of the agency fee will reserve the property whilst you go through the referencing process. The property will not be shown to any other prospective applicant and the property will be shown as ''Under Offer''.  
We will obtain references which include 
Credit Reference Report 
Employment references 
Previous Landlord/Letting Agent references 
We may also require a guarantor if you are unemployed, a student, in receipt of Local Housing Allowance (Housing Benefit) or if your own references do not meet the required criteria. 
Before starting the application process we will discuss your circumstances to establish as far as possible prior to referencing whether a guarantor may be required. 


Rent is normally quoted on a calendar monthly basis and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs unless stated otherwise in the property particulars. All rents are payable by bank standing order to our company bank account in the case of managed properties or your Landlords bank account if we have only provided a ‘Tenant Find’ Service. 
Local Housing Allowance (Housing Benefit): 
We do not currently accept any clients who are in receipt of Local Housing Allowance. 


A security deposit equal to six weeks rent will normally be required. This may be varied depending on circumstances and you will be advised at the time of your application what the deposit will be. The deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be informed of which protection scheme is utilised. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent. 

Insurance for Tenants 

Did you know most claims for accidental damage are for Tenant's Apple phones, ipads, ipods and computers?  
Tenants are responsible for insuring their own possessions through a contents policy of insurance. We advise that tenants take out a policy of insurance that covers accidental damage to the landlords fixtures and fittings as well. 24/7 Emergency Helpline 

Crowe Property Agency provides a 24/7 Emergency Helpline for tenants in properties that are fully managed. Advice is provided on checking into the property as to what constitutes an emergency. 


A full and detailed video inventory is prepared prior to the tenant checking into the property. 

Future References 

On leaving the property that has been managed by Crowe Property Agency tenant references will be provided free of charge to a new landlord, referencing agency or Housing Association in accordance with the Data Protection Act.
